Overview
We are a recruiting firm partnering with a U.S.-based software company to hire a Financial Analyst with strong financial modeling experience focused on real estate and project finance.
This is a hands-on modeling role. You will be building financial models used to evaluate real estate investments, development projects, and long-term asset performance.
Your work will contribute to training advanced AI systems to understand how experienced finance professionals model cash flows, returns, and investment structures in real-world scenarios.
What You’ll Do
Build and analyze real estate and project finance models from scratch
Develop pro formas, including revenue, operating costs, and development timelines
Model cash flows, IRR, equity returns, and investment performance
Structure capital stacks (debt, equity, mezzanine financing)
Build and analyze equity waterfalls and distribution scenarios
Perform scenario and sensitivity analysis (e.g., pricing, occupancy, cost changes)
Clearly explain model structure, assumptions, and investment logic
What We’re Looking For
2–8 years of experience in:
Real Estate Private Equity
Real Estate Development
Commercial Real Estate Finance
Project Finance / Infrastructure
Proven ability to build real estate or project finance models from scratch
Strong understanding of:
Pro forma modeling
IRR, NPV, and return metrics
Capital stack structures
Equity waterfalls and distributions
Advanced Excel / Google Sheets modeling skills
High attention to detail and analytical rigor
Experience working with U.S. GAAP (preferred but not required)
Fluent English (written and spoken)
